We loved this property the first time we went and rebooked as soon as we arrived home. This year will be our 5th time booking. The property is so well maintained, both inside and out, with those extras that make it home from home. More than ample outdoor space with plenty of furniture to either lay at the pool, or enjoy lunch. You can tell this property is lovingly cared for and the owners treat it like their home, rather than a holiday let. The furniture and soft furnishings are lovely, with a double recliner sofa in the lounge - ideal if the weather is bad and a film is a good option. There is a huge Walmart at the entrance to the community and plenty of options for dining in or takeaway food within walking distance. Janice is so easy to deal with and will help with anything you need. We would highly recommend this villa.
We had an amazing stay in this wonderful villa. It has everything you need for the perfect holiday. It was very clean and well maintained. We loved the open plan , spacious living room and watched movies on the huge screen. The bedrooms were fab and our teenage daughters enjoyed watching programmes on their own TVs. The pool was also a perfect size. Janice was super at communicating with us and sent all the details we needed from directions to where to dine. Another very enjoyable stay at Janice and Tony’s superbly equipped Villa. This time for just over 12 weeks. The very friendly and relaxing Southern Dunes neighbourhood is a perfect home from home, along with the top class golfing facilities on offer. We had no hesitation returning to this very comfortable and spacious home. The outdoor pool area is south facing and overlooks the 17th tee. Highly recommended.
We first stayed at this villa in 2015 and have returned most years since when there is availability. Janice is a delight to deal with before, during and after each stay. The south facing pool is perfect affording great views of the golf course. Everything you need is provided for a relaxing break with furnishings and decor being regularly updated. So much so we are returning again this year.
We have recently returned from our holiday staying at this beautiful villa. It had everything you required, the bedrooms were comfortable and spacious, lovely pool and private at the rear apart from the odd golfers.
Janice went above and beyond, she was so helpful and accommodating.
I would definitely recommend this villa not only for feeling homely but for its location for shopping, restaurants and facilities.

We stayed here in October 2022. we arrived to a lovely clean villa, Nice furnishings and felt more like a home than a rental with many appliances. You can tell the owners take pride in this villa. It’s in a lovely a location with nice views of the golf course. We have stayed in many villas over the years and this is one of the best. Communication was great and Janice is certainly very accommodating. Would definitely stay here again!!

Had a fabulous holiday in June at Janice and Tony's villa. It was really lovely to visit again after such a long break after Covid. As before Janice was really very helpful throughout the booking process and always there for advice if required. Since our last visit the villa has had even more updates and an ample amount of lovely towels plus kitchen utensils. It was like paradise sitting at the pool in the mornings, peaceful and such a lovely setting. Thank you yet again for allowing us to spend time during our trip at your beautiful villa.
We had an amazing holiday . The villa is more than just a holiday let, it is beautifully decorated and furnished and felt more like a home. Some properties around are residential and it was very relaxing and peacful... just what you need after exploring and visiting the parks. The hosts Tony and Janice have put a lot of thought into providing everything you could possibly need and even left a welcome pack, which was very much appreciated, but there is a Walmart superstore just outside the entrance to Southern Dunes for anything else you may need. The villa was perfect for us as it was peaceful and relaxing but only half an hour or so from the parks depending on traffic. We can't wait to return.

We had a fabulous time in this very clean house which is fully equipped with everything you could possibly need. Feature points are the super large tv and channel package including Netflix.This house also benefits from having four double rooms and is tastefully furnished. The south facing pool comes with wider deck space and has ample comfortable seating, the evening lighting in the pool is very pretty. Pool heating is available and is certainly worth it in the cooler months.
A short walk to the clubhouse is another bonus, (quiz on once a week) and food available.
We took advantage of the tennis racquets provided and used the on onsite courts which are also a walk away.
We will definitely be using the accommodation again.

We have stayed in many villas in the Davenport/Kissimmee area over the years but yours really topped the lot.
A very well equipped home in all respects set in lovely surroundings, overlooking the 17th tee. As a total golfing nut it was seventh heaven to me.
Southern Dunes golf course is one of the most testing that I have played. If the large bunkers don’t catch you out, be careful where you put your approach shots on the green. They are very undulating and like putting on glass. Excellent practice facilities and great food in the 19th.
Highly recommended, we truly didn’t want to leave.
We’ve just returned from the most amazing holiday, made even more special by our stay in Janice and Tony’s wonderful villa. We have stayed in several villas in Orlando before, but our stay at Southern Dunes was by far the best. The villa is immaculate, super comfortable and incredibly well equipped, from spotless towels, luxury bedding to a super American fridge freezer with ice dispenser to a huge, huge TV in the lounge - we couldn’t have asked for more. Janice has been a pleasure to deal with, super efficient and it’s been a privilege to share their beautiful home which is clearly much loved. Just returned home once again from Janice and Tony's beautiful home. We went for a well earned rest this time and we knew we could do that in the luxury and comfort of this beautiful house, being the beginning of the wet season the weather was a bit topsy turvy and the house served us perfectly like home but even better - away from home. We have stayed with Janice and Tony half a dozen times now and we will go back again soon. However, the golfers bless them are still a bit rubbish. Returned home this weekend after our second visit to Janice and Tony's villa. We were very impressed after our first visit but this time has without doubt exceeded our expectations.
So many updates have been made throughout the villa, they are all brilliant. Flooring, bathroom updated, bedrooms refurnished and decorated. Last but not least a fab American freezer and the favourite of the family is the huge TV in the lounge. The home is immaculate , everything very clean and fresh. The villa is outstanding . Pool area has plenty of seating and the pool also very clean. Janice's communications and advice is excellent , outstanding care from the owner. Whole family just loved it all, fantastic holiday without doubt. Thank you for sharing your lovely home with us again, we were very lucky to be fortunate it was available for our dates. This was our 3rd visit to the park place villa and we brought a larger party to which Janice was most accomadating, providing all the necessary equipment to cater for children.
As always the communication was seamless, the villa was spotless, the pool and extended deck was a delight to relax at and probably the envy of the neighbours who had no such luxuries. The improvements to the villa made it more welcoming with flooring and new skirting and ensuite wall panelling . All in all, a great base to explore central florida from. We will definatly be back.
This was our second time staying at one of Janice’s & Tony’s Villas and couldn’t be more pleased. The villa is immaculate, spacious and clearly well looked after. Everything we could have needed and even extra safety features for our 3yo daughter who just loved the pool. Great amount of sunshine in the pool area if you get enough time to soak it up!
Southern Dunes is an ideal location, close enough to the main attractions which are an easy 20min drive but far enough to enjoy some of the more relaxed eateries and local culture.

Bit more relaxed this time and enjoyed time at Winter Haven and some of the shopping malls. We would definitely love to stay here again when we return.

Another amazing family holiday in this perfect villa. Truly a home from home.
Great location where you are able to walk to shops etc no need to take the car. We also took advantage of both the gym and the large communal pool area.
Tears when it was time to come home just don't get this kind of quality time together at home everyone's just busy.
Easy commute to either coast def the heart of florida.
Will def be back still a few things to do.

Just landed back from a very hot and sunny Florida. Stayed at the lovely villa, which has everything you need, and some! Great asset is the electric BBQ - you can buy great steak at Walmart, and the BBQ is so easy to clean.
The pool area is a great place to swim/unwind and watch the golfers go past.
Southern Dunes golf course in our opinion is superb - club house is just a short stroll from the villa, so no worries about having that extra beer!
This is our second year renting from Janice and Tony, and the experience has always been very easy.

After staying at many, many villa's on Southern Dunes over the past years, this villa without doubt ranks at the top. Janice was a dream to deal with, so very helpful, which is also reflected in the villa itself. An impressive standard for bedding, pillow's , and towels. The kitchen is jam packed full of crockery, pans and cutlery as well as all the utensils you can ever need. Pool area is stunning, so clean and spacious and the best maintained that we have seen in a long time. Management company were also really professional as well as helpful. What do we say about this property and its owners! I have been lucky enough to visit many times and stayed in many properties, always at Southern Dunes. We have just returned from a 16 day xmas and new year break, this property blew us away the attention to detail was fantastic everything you could possibly want and need was there. We were lucky enough to meet Janice & Tony the owners, right from the booking stage they were great, informative and helpful. You probably won't meet or deal with nicer people. Fantastic stay in every way many thanks from all of us and we have already rebooked for next Christmas.
Well what to say. Right from the start booking this beautiful home couldn't have been easier, Janice is a very lovely lady, very patient even when we had to change our flights she couldn't have been more helpful. We had stayed at Southern Dunes before so knew roughly where we would be located but WOW WOW WOW what a beauty. The house is wonderful, warm spacious and very inviting. We had a 2 year old and everything we needed was all there for our use. The pool was wonderful on the hot sunny afternoon watching the golfers (oh dear, not so great - poor things!). Returned this morning following a 16 night stay at park place, top tip those extra couple of days made all the difference. Fantastic family holiday; true family bonding time kids, really not kids anymore 22, 21,19 and 16 but instead of work, Uni, college etc we spent quality time together and laughed, laughed, laughed. Villa was perfect as absolutely everything had been thought of and Janice was so helpful and reassuring about driving etc. Top tip don't take much as shopping fab and you will just live in shorts and tee. Walmart is a short walk away and ideal to pop in after a busy day. Not a bad word to say already booked for next year.
WOW! This house was exactly what we needed for our family holiday with two small children. The house was clean and tidy, the rooms are all spacious and the pool was fabulous.
I loved that every little detail had been thought of, from little extras in the bathrooms like shampoos and soaps, The recommendations of closest and best restaurants in the welcome book, to all the necessities in the kitchen to have a nice family meal.
A trip to Florida with a 5 yr old and a 8mth old was made easy because this house really was a "Home away from Home." The kids loved it and so did we! We will be telling everyone about it. Thanks.

My family and I stayed at Park Place SDVilla in April 2016. It was lovely, very spacious with a fantastic pool. The owners had equipped the villa with everything you may possibly need including a sat nav and spare US plug adaptors (always very handy for all the ipod charging!). As mentioned earlier the pool was great, sun all day and good space around the pool for sunbathing and dining outside, also had a good view of the tee at the 17th hole which was entertaining at times. All in all a great time and would definitely look to stay at Sdvilla next time we are in Florida.
Visited 19th April-5th May 2016. We have been to Florida 13 times and this was the best equipped villa we have stayed in. It was equipped like a home and not a rented property. The owners had thought of everything. The house was very quiet, very spacious and very very well equipped, it was also beautifully clean. The pool area was huge and got the sun all day (there was shade too). The pool was beautifully warm and very clean. I would not hesitate to recommend this villa to anyone it was an excellent experience. Thank you so much Chris and Steve.
Forrest hills cottage on southern dunes is based on a secure golf course which is absolutely emaculate .
The villa itself is a real home from home place to stay really comfortable beds themed rooms for the kids.
The pool is great too and nice and warm too.
Brilliant for families the American type washing machine and dryer are brilliant to keep clean clothes.
Lovely lounge area with huge tv .
Location is great for all the parks all the best steak houses are just minutes away,Walmart and all other shops at the end of the drive

Just arrived home following a fabulous stay at park place, Southern Dunes. We have been to florida three times now, but can honestly say this is the best villa to date. It is home from home with everything you need and more. We would certainly recommend to friends and family. Thanks again Janice. Manneys chophouse is a must by the way oh and egg city next door for brekky.
We know this community , but this villa is bordering on perfection. It is a well proportioned property and is generously kitted out. The laundry room is something else. My husband is a golfer and has only good things to say about the course, considering its a PGA course its good value and puts the Disney Magnolia course to shame. I really like the clubhouse and a glass of wine(!),so an easy walk probably 5 minutes away is a real bonus. We hope to return next year.
I've been waiting for over 10 years to visit this Villa as I heard good things about it and it certainly didn't disappoint. The owners appreciate that the people visiting their villa are potentially having the holiday of a lifetime and have gone to great lengths to ensure everything is in place to achieve this. We had great difficulty getting the children out of the Villa even though we had days of fun filled activities booked and even when we were out they couldn't wait to get back and relax by the pool! Can't fault in any way and a very big thanks to the owners Tony and Janice for creating a real home from home.
We have just returned from a trip of a lifetime in this wonderful villa! Travelling with a 6,4 & 1 year old is no easy feat & this villa was perfect for them! Janice provided all the necessary information before & during my stay! The villa was brilliantly equipped for my boys, there were safety gates for the pool & stairs, a cot, high chair & stroller which were all really handy! The villa is immaculate well presented & tastefully decorated! The location is great not far from Disney & food outlets & grocery stores are only a walk away! My dad enjoyed the golf @ southern dunes also! A thoroughly enjoyable first experience in Florida and we will be back again! Thanks

This was the 2nd stay with the Family and my 5th stay overall in the Southern Dunes Community and I must say that the standard of the Park Place Villa was way above what I have been used to.
We were traveling with another family that had rented another house i Southern Dunes and their house had a lot of tiny problems and Things that wasn't quite right as opposed to us where everything was in order and absolutely nothing was missing.

We have just returned from a fantastic stay at this villa. It really was a home from home and our two year old loved it. The location on Southern Dunes was fab and we loved the permanent happy hour and food at the club house and that we could walk to both Walmart and Manny's steakhouse. It was literally 20 minutes to Disney and meant we could go for the morning to a park come back and chill for the late afternoon and return for the fireworks etc at night. The pool area was super and we enjoyed a few lovely meals sitting out overlooking the golf course. The villa had everything we needed, was extremely spacious and the added bonus of a super laundry room meaning we returned home with no washing to do!! Janice was so helpful in the lead up to our holiday and we would not hesitate to recommend it but more so we are just trying to work out when we can return. Thanks for making Fraser's first trip to Disney so memorable!!
Lovely villa and we had a fantastic time. A real home from home feel and the Christmas lights were a wonderful addition as we drove up to the house and during our stay.
Our son loved the fabulous golf while the rest of us enjoyed the pool and other amenities.

What a lovely villa and in a beautiful community. The villa had everything we needed for our 10 night stay and was so comfortable. It made packing so much easier knowing that we had towels, hair dryers etc waiting for us there. The pool was amazing and it was great having it attached to the property. This was our fifth visit to your wonderful villa. This is home from home for us now. We enjoy each holiday so much, especially with the excellent pool,that we would never think of going elsewhere.
Returned after spending a wonderful three weeks in Park Place. We have stayed at Southern Dunes many times but this was our first visit to Janice's lovely house. What a fantastic property. Beautiful rooms and pool and a lovely lounge. (big tv and playstation was a big hit with my teenage boys). Southern Dunes is highly recommended as a venue (Particularly if golf is your thing). It's a great base with all the things you need close by. Thank you again Janice for all the comms and arrangements, everthing was perfect and we will certainly be calling on you again in the future for our next Florida adventure.
It's always a gamble online when trying to find a villa with a responsible owner and I must say I found that owner in Janice and the villa in Park Place.
